Expressions of interest open for The Living Wave in Gattahalli

Urbanrise has opened expressions of interest for The Living Wave, an EI+ apartment community in Gattahalli, off Sarjapur Road in south-east Bengaluru. The project comprises 222 three and four bedroom homes spread across 4.20 acres, and early buyers are being offered introductory pricing.

Homes in the project range from about 1,500 to 2,000 sq ft. Three BHK units start from about ₹1.67 Cr, while four BHK units go up to about ₹2.21 Cr. The introductory rates apply only to the first 50 bookings, which makes early registration the most direct route for buyers who want to be considered at these prices.

Configurations, pricing and specifications

The Living Wave offers three configurations, with two-toilet and three-toilet three BHK layouts alongside a three-toilet four BHK option. Expression of interest prices are as follows:

ConfigurationSizeEOI price
3 BHK, 2 toilets1,500 to 1,520 sq ft₹1.67 Cr to ₹1.68 Cr
3 BHK, 3 toilets1,700 to 1,750 sq ft₹1.88 Cr to ₹1.94 Cr
4 BHK, 3 toilets1,980 to 2,000 sq ft₹2.20 Cr to ₹2.21 Cr

The quoted prices exclude floor rise charges, preferential location charges, GST, handover charges and registration fees. The towers are planned with two basement levels, a ground floor and upper floors rising to eleven storeys. Possession is tentatively scheduled from December 2030 onwards.

The project is positioned as an environmentally focused community. Plans include solar panels on half of the rooftops, wind turbines on every tower, rainwater conservation, reuse of treated sewage water, and low-flow fixtures that reduce fresh water use by about 35 per cent. Electric vehicle chargers are planned for up to half of the car parking spaces.

Residents will have access to two clubhouses, one for recreation and one for sport and wellness, along with a swimming pool, gym, wellness centre, indoor games room, co-working space, sports court, children's play area, steam room and a community greenhouse.

A separate pre-launch listing for the same Gattahalli site describes a larger plan of 368 homes. The land is recorded in the environmental filing as 1.6996 hectares, which is about 4.20 acres. Registration of the project under RERA is still in process.

Location and connectivity

The site lies near the Wipro office campus and next to Adarsh Garden Estate, within the corridor often described as the Golden Triangle of HSR Layout, Electronic City and the Sarjapur Road tech parks. The tech parks on Sarjapur Road and Electronic City Phase 2 are each about 5 km away, HSR Layout is about 7 km away, and ORCHIDS The International School is about 1 km away. Wipro SEZ is about 5.6 km away, Decathlon on Sarjapur Road about 6.3 km, RGA Tech Park about 6.6 km, and Manipal Hospital on Sarjapur Road about 8 km.

The proposed Bengaluru Business Corridor is planned to pass through the wider area. The plan calls for a 65-metre road and 35-metre commercial zones. The first leg of the corridor has been awarded to SNC for Rs 3,348 crore, and the Phase-1 cost is now estimated at roughly Rs 10,500 crore. Deputy Chief Minister D K Shivakumar has said the work would be completed in two years. The proposed Hebbal to Sarjapur Red Line metro corridor, Phase 3A, has a tentative opening target of 2038, and no station near Gattahalli has been confirmed.
