Urbanrise sets out a 1,574-home EI+ community in north Bengaluru
Published
Urbanrise, the residential brand of the Bengaluru-based Alliance Group, has listed a new apartment community at Bandikodigehalli, known locally as BK Halli, in north Bengaluru. The project, called BK Halli – EI+ Homes, is being developed under the brand's EI+ (Environmental Intelligence) line and is listed on the developer's homepage with a total of 1,574 apartments. It was included among Urbanrise's EI+ communities in October 2026, and it sits on the edge of the KIADB Aerospace Park. Readers tracking the project can follow its details on the Urbanrise BK Halli page.
For buyers, the announcement places a large, planned residential community in one of the fastest-moving corridors around Kempegowda International Airport. The project is still at the upcoming stage, so the developer's own timelines and offer terms will decide how early families can book. The homes are being positioned around the brand's environmental planning, with a gated campus and a full set of shared amenities.
Project scale and configurations
BK Halli is planned as a large apartment community of 1,574 homes. The available configurations are 2 BHK and 3 BHK apartments, which suit nuclear families, first-time buyers and households looking to upgrade from smaller units. Carpet and super area figures, floor plans and tower details will be shared by the developer as the project moves forward.
The community is planned as a gated campus with the environmental features that define the EI+ brand. Across Urbanrise's EI+ homes, the developer lists rainwater harvesting, wells, PET crushers, Miyawaki forests, EV charging points, solar tubes and BEE 4-star rated appliances, and the older project material for BK Halli describes rainwater harvesting and waste management zones within its green, family-focused plan.
The planned amenities for the community include:
- Swimming pool with a deck area
- Yoga and meditation lawn
- Jogging track and fitness zone with an outdoor gym
- Multipurpose sports court for badminton and volleyball
- Grand clubhouse
- Children's play area and a senior citizen park
- Reading lounge and co-working spaces with Wi-Fi
- Mini theatre or screening room, subject to phase development
- Landscaped gardens, open lawns and ample parking
- 24/7 water supply and power backup
- 24/7 security, gated access and CCTV over common areas
Location and connectivity
BK Halli lies in the North Bengaluru belt, beside the KIADB Aerospace Park and close to Hitech Defence and Aerospace Park Phase 1. Kempegowda International Airport is roughly 12 to 20 km away, or about 15 to 20 minutes by road. NH 44 and Bellary Road are about 4 km from the village, around 10 minutes away, and Yelahanka Railway Station is about 10 km off. NICE Road lies around 15 km away.
Infrastructure in the wider area is moving ahead. Namma Metro's Blue Line Phase 2B has planned stations at Chikkajala and Doddajala in the broader vicinity, and the Kodigehalli metro station on the Blue Line's north–south corridor is under construction, with operations slated around June 2027. The Satellite Town Ring Road, a 280.8 km ring road under construction around Bengaluru, will add another route around the city. Namma Metro Phase 3 is set to add two new lines in the Western Bengaluru Corridors, with completion expected in 2032. Commute times to the central business district are currently around 45 to 60 minutes on a good day, and social infrastructure such as schools, hospitals and entertainment venues is still developing in the locality.
The BK Halli–Shettigere–Devanahalli belt has seen capital appreciation of 18 to 25 per cent over 2022 to 2025, driven by airport expansion, aerospace employment and the upcoming metro Blue Line. Nearby residential activity includes Sattva BK Halli, a 25-acre apartment project, and Newgen Bagalur near the KIADB Aerospace Park.

Urban properties also carry an additional duty equal to 10 per cent of the stamp duty, plus a 2 per cent urban surcharge on the stamp duty, which brings the total to about 7.6 per cent for property above ₹45 lakh. Registration charges are 2 per cent, revised from 1 per cent with effect from 31 August 2025.
What comes next
The next milestones for BK Halli are the announcement of pricing, the launch and the opening of bookings.
