A new villa phase in Gangasandra
Urbanrise has announced Paradise on Earth Phase 3, a 54-villa phase planned in Gangasandra, off Kanakapura Road in south Bengaluru. The phase is positioned under the developer's EI+ homes range, its environmental-intelligence line, and it extends the Paradise on Earth community that is already under construction. Further details on the phase are available on the Paradise on Earth Phase 3 project page.
For buyers already considering Urbanrise, the announcement adds a second villa option in the same corridor. The parent community spans 24 acres with 219 villas at nine villas per acre, so Phase 3 brings new homes into an address that has been planned around open space and shared amenities. The phase is currently listed as upcoming, with launch and booking details yet to be shared.
The details
Phase 3 carries 54 villas and sits alongside the parent community, which is registered with the Karnataka Real Estate Regulatory Authority under PRM/KA/RERA/1251/310/PR/080223/005704. The parent project's possession timeline runs from mid-2026 onward.
In the parent community, villas are offered as 4 BHK homes on plots ranging from 1,623 to 2,654 sq ft, with villa sizes from 2,505 to 3,966 sq ft. Some options add a home office or a maid's room. The listed price band for the parent community is ₹3.24 Cr to ₹5.16 Cr, with a construction-linked payment plan that allows a home loan of up to 90 percent.
The parent community's shared facilities give a sense of the standard the Phase 3 homes will sit within:
- A 32,000 sq ft clubhouse with a gym, yoga space, swimming pools, sports courts, a hall and a coffee shop
- An infinity pool, jogging track, kids' play area, badminton and basketball courts
- Landscaped gardens with more than 1,500 trees, hammocks, bird decks and a pet park
- Bhungroo wells designed to store 3.85 crore litres of rainwater each year
- IGBC Platinum pre-certification, 24x7 security, 24-hour backup electricity and 24-hour water supply
- Solar panels on the villas and BEE 4-star or higher-rated appliances
For buyers in Karnataka, the registration and stamp duty costs are worth planning for. Stamp duty is 5 percent for most homes priced above Rs 45 lakh, with an added surcharge of roughly 2 percent and a cess of 10 percent on the duty in the urban Bengaluru belt. Registration is charged at 2 percent of the property value following the revision effective 31 August 2025.
