Urbanrise Draws 600-Plus Expressions of Interest for Thirumazhisai Project

Urbanrise Developers has announced that it has received more than 600 expressions of interest for Codename: The Next Big Thing, its upcoming residential project in Thirumazhisai on the western edge of Chennai. The announcement, made on 8 October 2026, comes as the project moves through its pre-launch phase. No formal launch date has been set yet.

The project is planned to include more than 1,000 premium 2 and 3 BHK apartments, supported by over 100 lifestyle amenities. Earlier pre-launch milestones include more than 250 homes reserved within seven days of opening the pre-launch window, and a two-day channel partner meet in July 2026 attended by more than 300 partners from Chennai, Bengaluru and Hyderabad.

Project details and pre-launch activity

The homes are planned as 2 and 3 BHK apartments. Published pricing begins at Rs 65 lakh, while some third-party listings indicate a range of Rs 65 lakh to Rs 95 lakh. At the pre-launch stage, the developer has put the value of its limited launch inventory at more than Rs 1,000 crore, and says channel partners have collectively committed business worth more than three times that figure.

An expression of interest signals intent to buy ahead of formal booking, so the figure reflects how early demand is forming around the project. For prospective buyers, it is a useful signal of the level of attention the project is attracting before it opens, and the formal launch announcement will be the point at which pricing and unit availability are confirmed.

The location

Thirumazhisai lies about 28 km from the city's zero-kilometre point, and the nearest railway station is Thiruninravur, around 13 km away. The developer describes the site as being in the heart of Thirumazhisai, close to Santro City and Chembarambakkam, and cites access to the Outer Ring Road, the Chennai-Bengaluru Highway (NH48) and the Chennai-Bengaluru Expressway. It also points to proximity to the Kuthambakkam bus terminus.

On the transit side, the Poonamallee Bypass to Vadapalani stretch of Chennai Metro Phase II, a 14.64 km elevated section, is scheduled for inauguration on 11 October 2026. The developer also highlights the nearby Poonamallee Bypass metro station. For employment, the developer points to the Porur IT corridor and the Sriperumbudur Industrial and Economic Zone. Coverage of the area notes ongoing infrastructure development and the growing appeal of West Chennai as a residential destination.

About the developer

Urbanrise is the residential brand of Alliance Group, which was founded in 2004 by Manoj Namburu, who serves as its chairman and managing director. The group operates across Chennai, Hyderabad, Bengaluru and Mysore, and published figures place its footprint at about 42 million square feet.

The group has drawn institutional backing for its projects. In 2022, Motilal Oswal invested Rs 260 crore across three Urbanrise-Alliance Group projects in Bengaluru and Hyderabad. In Chennai, the developer's City of Joy project at Thirumazhisai is listed as ready to occupy, which places the brand in the same locality as the new launch.

What comes next

The project remains in pre-launch, and the developer describes the latest response as another step in the project's pre-launch journey toward its next milestones. A formal launch date and registration details are expected to be announced in the coming months. Buyers tracking the project should watch for the launch announcement, which will set out the final pricing, unit mix and availability. The Poonamallee Bypass to Vadapalani metro inauguration, scheduled for 11 October 2026, will also be a key development for connectivity in the area.
