Urbanrise is the residential development brand of the Bengaluru-headquartered Alliance Group, founded in 2017 by Chairman and Managing Director Manoj Namburu. It is a brand of the well-known Alliance Group that, since its start in 2017, has focused on building large residential townships and modern high-rise apartments, operating across major cities including Chennai, Hyderabad, and Bengaluru. The group's leadership team spans technology and finance backgrounds: prior to founding Alliance Group/Urbanrise, Manoj Namburu was CEO of Magma Consulting Inc. in Pleasanton, California, and in his current role as Chairman and Managing Director he has defined the group's vision and management strategies. Vice Chairman Suneel Bommireddy has separately closed funding deals worth over Rs. 2,000 crores with marquee equity firms including Abu Dhabi Investment Authority (ADIA), Kotak Realty Fund, IndoStar, Reliance Capital, and Westport Capital.
The group's scale across South India is substantial. As of October 2024, Urbanrise has a legacy of completing 15,000+ homes and has developed over 72 million sq. ft. In FY 2022-23, the group clocked sales of Rs. 2,568 crores, selling 4,199 homes translating into 4.23 million sq. ft. For Bengaluru specifically, the group earmarked development of 10 million sq. ft. of residential spaces in Bengaluru with an investment of Rs. 6,800 crore in its FY 2023-24 expansion programme, alongside 16 million sq. ft. in Chennai and 10 million sq. ft. in Hyderabad.
Urbanrise's Bengaluru entry is anchored in South Bangalore rather than the city's more congested eastern IT belt. The reasoning follows infrastructure momentum. Kanakapura Road has transformed into a mainstream residential address thanks to the Namma Metro Green Line extension, mid-segment pricing, and a strong pipeline of gated communities. The Green Line now runs from Nagasandra in the north to Anjanapura in the south, placing key stretches of Kanakapura Road firmly on the metro grid and linking them to Majestic, Chickpete, and the central business spine.
Previously a peaceful suburban stretch lined with farms and a spiritual centre, Kanakapura Road in South Bengaluru is now at the centre of a real estate shift. With its connectivity, swift infrastructure growth, widening metro connectivity, and increased presence of eminent builders, it is quickly becoming one of the most sought-after corridors for both home buyers and investors — boasting a combination of affordability, greenery, and city convenience.
The price story on this corridor reinforces that logic. Flat rates in Kanakapura Road changed by 15% in the last one year, 48.9% in the last three years, 75.4% in the last five years, and 130% over the last ten years. Magicbricks research notes that property rates on Kanakapura Road appreciated about 28% between 2017 and 2022, with a 12.5% jump just in 2022 versus 2021, outpacing the broader city. For context, an ANAROCK study shows Bengaluru's average residential prices rose 57% in five years, from about Rs. 4,960 per sq. ft. in H1 2019 to Rs. 7,800 per sq. ft. in H1 2024.
Urbanrise's Bangalore head office sits at 19th Main Road, Sector 4, HSR Layout — itself in South Bangalore — which aligns with the developer's focus on this part of the city. The builders have started their largest township project in Bangalore, covering over 100 acres of land, a signal of how seriously the group is treating the Bengaluru market.
Urbanrise Paradise on Earth is the group's current active project in Bengaluru, and it is the most direct expression of how Urbanrise reads the South Bangalore market. It is a luxury villa project in Gangasandra, spread across 24 acres, featuring 220 units of 4 BHK homes. The project in Kengeri Hobli, off Kanakapura Road, is surrounded by 2,190 acres of lush green reserve forest.
The density decision is deliberate. With only nine villas per acre, this low-density residential project ensures wide roads, larger plots, and open green spaces that balance exclusivity with community living. The luxury project houses just 219 4 BHK villas with private gardens, sustainability features, 1,500+ natural trees, in a 24-acre plot of green-covered land right next to BGS International Residential School.
The project's sustainable infrastructure is more than a marketing claim — it draws on patented technology. Positioned as Bengaluru's first water super-abundant villa community, the project conserves 3.85 crore litres of rainwater using Bhungroo wells technology recognised by the UN, and generates Rs. 51 crore worth of green energy over 25 years. 100% power is generated within the community using solar panels, eliminating power bills and power cuts. The developer labels this approach Environmental Intelligence (EI), integrating sustainable technologies, smart design, and long-term thinking to create homes that respect the planet while protecting everyday living quality.
Unit specifications and pricing are documented and RERA-registered. The project offers 4 BHK villas with areas ranging from 2,472 sq. ft. to 3,009 sq. ft., with prices starting from Rs. 3.04 crore to Rs. 3.77 crore. The project is registered with the Karnataka Real Estate Regulatory Authority (RERA) under registration number PRM/KA/RERA/1251/310/PR/080223/005704.
Gangasandra's connectivity is multi-modal. The location sits at the crux of Kanakapura Road and Mysore Road in Gangasandra, right next to BGS International Residential School, close to Kengeri, Kumbalagodu, NICE Road, Banashankari, and other key existing and upcoming communities. For metro access, the project is only 15 minutes from Challaghatta metro station on Mysore Road and 18 minutes from Silk Institute metro station on Kanakapura Road. The upcoming Green Metro Line at Gangasandra will further enhance access to business districts, metro stations, and lifestyle destinations.
Road connectivity covers the wider city grid. Located off Kanakapura Road, the project offers strong connectivity to central Bengaluru and emerging peripheral hubs, with direct access to NICE Road and Mysore Road. It is a 57-minute drive from UB City and a 41-minute drive to Electronic City.
Social infrastructure in the surrounding area is established rather than projected. BGS International Residential School is 0.08 km away, and BGS International Academia School is 0.37 km away. Unlike the traffic-heavy IT corridors, Kanakapura Road has a peaceful, green environment near Bannerghatta Park, Turahalli Forest, and the Art of Living ashram, while also hosting schools such as DPS South and Kumarans, and hospitals including Apollo and Fortis in proximity.
A further catalyst for this corridor is infrastructure still arriving. Two of the three shortlisted locations for Bengaluru's planned second international airport cover the Kanakapura Road area, spanning 4,800–5,000 acres — a potential 30–40% price increase in the next five years if finalized. Highway connections via NICE Road, the Peripheral Ring Road (PRR), and that potential future second airport along or off Kanakapura Road could boost connectivity exponentially.
For a Bengaluru buyer evaluating a developer's delivery record, Urbanrise's cross-city track record is directly relevant. The group has conceived and developed several mega real estate developments across the golden triangle — Bangalore, Chennai, and Hyderabad. In Chennai, the group acquired 9.24 acres from Mahindra LifeSpaces at Mahindra World City, Siruseri, for a 2 million sq. ft. high-rise community with Rs. 1,200 crore revenue potential. In Hyderabad, the group's World of Joy project at Miyapur won recognition as the Most Iconic Luxury Project of the Year. Many of these projects are backed by large global investors such as the Abu Dhabi Investment Authority (ADIA) and Kotak Realty Fund.
The developer's on-site construction progress at Gangasandra further reflects this delivery orientation. Construction of Urbanrise Paradise on Earth began in early 2023 with foundation work marking the official start, and by August 2025 the project had reached advanced stages, with major progress on villas, the clubhouse, and community infrastructure. Possession of Urbanrise Paradise on Earth is scheduled to begin in January 2026, in line with RERA guidelines.
Within the community, Urbanrise has built a learning centre concept into the project design. Urbanrise Genius is a dedicated learning centre within the community for tuition, dance, music, art, and cookery classes. The 32,000 sq. ft. clubhouse adds to the self-contained nature of the development. Amenities at Paradise on Earth include a fully equipped 32,000 sq. ft. clubhouse, landscaped gardens, a gymnasium, luxury glamping spots, an infinity swimming pool, recreation rooms, outdoor sports courts, a children's play area, and a party hall.
