Urbanrise opens EOI for The Living Wave, an EI+ community off Sarjapur Road

Published

Urbanrise has opened expressions of interest for Urbanrise The Living Wave, a residential community in Gattahalli village, off Sarjapur Road in south-east Bengaluru. The project is in its pre-launch phase, with early pricing offered to the first 50 bookings. It is being developed by Alliance Grandeur Homes Private Limited and marketed under the Urbanrise brand, the residential arm of the Alliance Group.

The community is planned as 222 apartments in 3 and 4 BHK configurations, positioned as an EI+ (Environmentally Intelligent) project. The site sits on Survey No. 50 in Gattahalli village, Sarjapura Hobli, Anekal Taluk, and covers about 4.20 acres. For buyers, the launch marks the point at which the homes become available to reserve, while the project itself remains at the pre-construction stage.

Configurations and early pricing

The homes are offered in three configurations, with carpet sizes and expressions-of-interest prices as follows. The prices apply to the first 50 bookings only.

  • 3 BHK with 2 toilets, 1,500 to 1,520 sq ft, from ₹1.67 Cr to ₹1.68 Cr
  • 3 BHK with 3 toilets, 1,700 to 1,750 sq ft, from ₹1.88 Cr to ₹1.94 Cr
  • 4 BHK with 3 toilets, 1,980 to 2,000 sq ft, from ₹2.20 Cr to ₹2.21 Cr

Every layout includes a balcony and a living and dining area. Floor rise charges, preferred location charges, GST, handover charges and registration fees are not included in the expression-of-interest prices. Buyers who register interest will receive the full payment plan.

The project has an expected building structure of 2 basements, a ground floor and 9 to 11 floors, with two clubhouses. Possession is indicated from December 2030 onwards on a tentative basis. The project is not yet registered under RERA.

Sustainability and amenities

The Living Wave is built around the EI+ framework, in which the towers generate part of their own power. Solar panels are planned on half of the rooftops, with wind turbines on each tower and solar street lights with motion sensors across the grounds. Rainwater is harvested through recharge wells, and treated sewage water is reused through a dedicated system. Low-flow fixtures are expected to reduce fresh water use by about 35 percent. Lifts are designed to convert excess heat into energy, and indoor and outdoor air purifiers are planned, with carbon monoxide sensors in the basements.

The amenities are arranged across two clubhouses, one for recreation and one for sport and wellness. They include a swimming pool and pool deck, a multipurpose sports court, a pickleball academy, a children's play area and adventure zone, a gym, a yoga space, a reading lounge, co-working spaces and a 1,500 sq ft wellness centre. Landscaped gardens, a mirror pool, a nature immersion garden, a community greenhouse, a rooftop sky lounge, EV charging, bicycle parking, a creche and pet care are also planned.

The environmental clearance application was filed on 7 July 2026 and is under verification.

The location

The site lies near the Wipro office and next to Adarsh Garden Estate, within reach of several schools. ORCHIDS The International School is about 1 km away, Edenbridge International School about 1.55 km, Bangalore Technological Institute about 2.34 km and Primus Public School about 2.59 km by road. Gattahalli Lake is about 3.13 km away.

Sarjapur Road tech parks and Electronic City Phase 2 are each about 5 km from the site, and HSR Layout is about 7 km. The Kudlu Gate station on the Yellow Line, about 4.8 km away, is the nearest operational metro. The Sarjapur to Hebbal Phase 3A line, a 37 km route with 28 stations, is planned, with an expected completion around 2033. The Airport Metro on the Blue Line is under construction, and a planned interchange at Iblur would link the corridors. The Outer Ring Road and the Sarjapur-Whitefield-Hoskote Road serve as the main road links, and a 65 m wide Bengaluru Business Corridor has been proposed close to the area.

The developer

Urbanrise was founded as a brand of the Alliance Group in 2017, and the Group has been registered in Karnataka since 2004. The developer reports more than 15,000 homes delivered and a development pipeline of about 72 million sq ft, with a portfolio valued at around ₹51,000 crore. Its operations span Chennai, Hyderabad and Bengaluru. In Chennai, Jasmine Springs in Old Mahabalipuram Road was handed over to 150 families in a single day in August 2022. In Hyderabad, On Cloud 33 in Bachupally is part of its ready-to-move portfolio, and in Bengaluru, Paradise on Earth on Kanakapura Road is under construction. In October 2022, Motilal Oswal committed ₹260 crore to three of the developer's projects, and the brand was recognised with ET Now Best Brands 2025.

What comes next

Buyers interested in The Living Wave can register to receive the expression-of-interest details and the payment plan. The developer will publish the registration status and further project milestones as the environmental clearance and approvals move forward. The next stage of the project is pre-construction, with possession indicated from December 2030 onwards.
